Property description

This urban villa was constructed in 1901 and 2014/15 was the last time that it was renovated, consistently in accordance with the design principles of the Wilhelminian era. The garden with its fruit trees, cherry laurel hedges and terrace towards south surrounds the villa like the frame of an oil painting, making it a completely private hideaway that is absolutely protected from prying eyes.
On the “bel étage” level you proceed along the hallway which branches off in different directions. The rooms on the left include the made-to-measure kitchen in black, the lovely dining room as well as the drawing room and the library: all of the rooms are interconnected and decorated exquisitely with grey walls, high white ceilings and an elegant parquet floor in a herringbone pattern with a flat black oil finish, which will serve as a perfect backdrop for your furnishings and immediately radiates a sensation of absolute comfort.

The original, lovingly restored wooden staircase leads past the so-called “hockey closet” to the first upper level with three bedrooms and a bathroom arranged in a star-like pattern. The second upper level has the same layout – in both cases executed with highly skilled craftsmanship and a consistent colour scheme.

A narrow, white wooden staircase leads up to the uppermost hideaway, the lady’s bower tucked right under the gabled roof.
The urban villa has a full basement: it consists of four additional rooms as well as the two-piece guest bathroom next to the stairs. Furthermore, the villa also has a garage with two parking spaces in front of it as well as a storage shed for bicycles or gardening tools and equipment.

SPECIAL FEATURES:
Renovated in 2010 and thoroughly refurbished again in 2014/15: basement comprehensively renovated, water pipes replaced completely, new wiring, solid wood, stained oak parquet flooring in a herringbone pattern with an oil finish (installed by the Dietrich company, Wuppertal) throughout the ground floor and 1st upper level, lovingly restored wooden staircase with original wrought iron railings with small closet-like rooms off the intermediate landings, built-in kitchen (not including electrical appliances), grey paint finish with high white ceilings, decorative radiator covers made to measure by a cabinetmaker, “rain shower” feature in shower, supplementary floor heating in master bathroom, ash parquet flooring painted black on 2nd upper level, cable tv & internet, network switch in basement,  ethernet-outlets in various rooms, single garage with two parking spaces in front of it, storage shed and much, much more.

LOCATION:
Eschersheim is one of the most popular residential neighbourhoods of Frankfurt, not least because of the excellent infrastructure it offers.

Various shopping options can be found on Eschersheimer Landstraße or within walking distance (Rewe supermarket approx. 500 m) or of course at the Nordwestzentrum shopping centre.

Buses and the underground railway (Weißer Stein station is approx. 200 m away) provide regular transit service to the city centre as well as to other parts of the city of Frankfurt.

The neighbourhood can be considered to be very suitable for children, not least because of traffic-reducing measures: playschools, elementary schools as well as all types of secondary schools can be found nearby (with cycling distance).

One aspect that is especially worthy of mention is the proximity to the meadows along the banks of the Nidda River, which are ideal for extended walks.

DISTANCES:
Frankfurt City: approx. 14 minutes by car
Frankfurt International Airport: approx. 20 minutes by car
